Waterside Shops Kicks Off $100M Makeover With RH, Eddie V’s as Key Tenants

Construction crews have broken ground on three major retail spots at Naples' Waterside Shops. This marks the biggest changes since The Forbes Company acquired the open-air mall twenty years ago. RH, Williams Sonoma/Pottery Barn, and Eddie V's Prime Seafood will anchor the new spaces.

"Since the rebirth of Waterside Shops in 2005, the Naples market has continued to emerge as one of Florida's most vibrant retail and residential destinations," said Nate Forbes, managing partner of The Forbes Company, according to Gulf Shore Business.

RH secured its building permit August 7. The 29,382-square-foot space will shine with six light-filled galleries. Glass-covered paths and open courtyards will connect the spaces. At its heart, a glass atrium will house a 174-seat dining spot with wine service. Shoppers can visit the finished store in late 2026.

The old Barnes & Noble site will transform into a two-floor home for Williams Sonoma and Pottery Barn. Construction signs point to a December 2025 opening. This new Williams Sonoma fills the gap left when its previous location closed in January 2025.

A former bank building will become Eddie V's Prime Seafood. Plans reveal a sprawling 361-seat layout with a main hall, hidden speakeasy, stage-equipped bar area, wine storage, and two private rooms. Diners can expect doors to open in early 2026.

Sachse Construction leads the demolition and building work for three main projects. Chuck Hundley from Sachse stated, "While RH's construction remains pending, we're preparing their foundation."

The mall's interior shifts too. Christian Dior and Brunello Cucinelli will split the former Williams Sonoma area. Dior's work started in May, while Brunello Cucinelli's build-out began this summer.

Fresh additions include Tumi's luggage shop and The Beaufort Bonnet Co.'s children's store. Panerai timepieces and 120% Lino clothing found new spots inside. Sephora started its update in August.

Hundley hinted at big changes ahead: "Major retailers are in talks for 2026 openings." The future tenant for Pottery Barn's current spot stays under wraps as mall officials keep quiet.
