The 5th Avenue Car Club wants to build a car condominium project at 2740 Bayshore Drive. Plans include 31 two-story units. A seven-level automated storage tower will hold 466 vehicles. Fort Myers-based GCM Contracting Solutions purchased the 3.3-acre property on Nov. 20, 2025. They paid $4 million.
This project will replace Gulf Gate South, an 18-unit strip center with Baci Trattoria & Pizza, I Love Curry, Fernweh Ice Cream and Mario's Hair Salon inside. Developers target mid-2027 to finish construction.
The automated storage retrieval system will rise 56 feet above flood level, using technology GCM installed at marinas around the area. Paul O'Callaghan serves as project executive for the design-build contractor. He said the system proved its value when Hurricane Ian struck.
"Gulf Star Marina in Fort Myers is the first fully automated smart marina in a 200-mph wind-resistant facility globally, and it proved its worth during Hurricane Ian," O'Callaghan said, according to Gulf Shore Business. "Not a single boat was damaged in any of the three local marinas that we have built — Gulf Star, Rose Marina, and Hamilton Harbor Yacht Club."
Two-story units will measure between 2,378 and 2,546 square feet. Buyers can merge units if they want custom configurations.
Condo buyers will get the first right of refusal for space in the storage tower. O'Callaghan described it as a place where collectors can store their entire collection of ten to hundreds of vehicles in one facility.
Shirley Garcia serves as program manager of the Bayfront Gateway Triangle Community Redevelopment Area. She voiced concerns about what developers proposed. Garcia said warehouse storage contradicts the Gateway Triangle Zoning Overlay District's intent, which aims to provide pedestrian-oriented commercial and mixed-use developments.
"This is a conditional use. It's not an allowable use by right. So, I think our advisory board must weigh in on whether or not they recommend a project like this," Garcia said. "Because a conditional use, once you open that door, you can't close it."
Developers presented plans to the CRA advisory board on Jan. 6, 2026. The Board of County Commissioners must approve the conditional use before construction can begin.
